Welcome to Hallandale Beach: Coastal Living at the Crossroads of Miami and Fort Lauderdale
Welcome to Hallandale Beach, the southernmost city in Broward County, Florida, located in the 33009 and 33008 (PO Box) zip codes. Known for its pristine beaches, world-class Gulfstream Park, and unique position midway between Miami and Fort Lauderdale, Hallandale Beach is a compact, four-square-mile city of approximately 44,000 residents that offers residents an unmatched blend of coastal luxury, urban convenience, and small-city charm. Bordered by Aventura to the south and Hollywood to the north, Hallandale Beach is where South Florida’s most desirable coastal communities converge.
Hallandale Beach’s history is deeply rooted in agriculture and pioneer spirit. Settled by Swedish farmers in the late 1890s, the city was laid out in 1898 and named for Luther Halland, a trading-post operator and worker for Henry Flagler’s Florida East Coast Railroad. The community was incorporated on May 14, 1927, becoming the eighth municipality in Broward County. In 1947, Hallandale was reincorporated as a city, and in 1999, the name was officially changed to Hallandale Beach to better reflect its coastal identity.
What makes Hallandale Beach truly unique is its remarkable diversity—both in its people and its housing stock. The city is divided into distinct districts, each with its own character and lifestyle. East of A1A is the beach city, with oceanfront condo towers and easy access to the sand. The middle, around Three Islands and Golden Isles, is Intracoastal living at its finest—man-made canals, waterfront single-family homes built in the late 1950s, and resort-style condo amenities. West of US-1 is the rest of Hallandale—older single-family neighborhoods, the Gulfstream Park complex with its racetrack, casino, and walkable Village, and the city’s diverse working population.
The city is perhaps best known for Gulfstream Park, a premier Thoroughbred racing venue that opened in 1939 and hosts the annual Florida Derby, Pegasus World Cup, and Championship and Sunshine Meet Stakes. The sprawling complex also features more than a dozen restaurants and bars, two dozen shops and art galleries, and a casino with two floors of slots and electronic table games. The Beach Ball Water Tower at North City Beach Park is one of the city’s most photographed landmarks—a whimsical, 30-foot-tall water tower shaped like a giant beach ball that has become a symbol of Hallandale Beach’s playful coastal spirit.
The same commitment to quality craftsmanship, regulatory expertise, and coastal construction expertise that we bring to other premier South Florida communities defines our work in Hallandale Beach. FAQs for Hallandale Beach Homeowners
Do I need a permit to remodel my home in Hallandale Beach?
Yes. The City of Hallandale Beach requires building permits for most construction, including new structures, additions, alterations, electrical, plumbing, mechanical, and roofing work. The most recent edition of the Florida Building Code with Broward County Administrative Provisions is recognized as the building code for the city. A certified original copy of the work scope is required for projects valued over $2,500 (or $7,500 for A/C work), and permits require applications signed by contractors prior to issuance, with executed contracts for job value or RS Means. As your general contractor, Fab’s Construction & Remodeling handles the entire permitting process, ensuring your renovation is fully code-compliant.
How much does a complete home remodel cost in Hallandale Beach?
Complete home remodel costs vary based on square footage, scope, and finishes. For a typical Hallandale Beach home (1,500–2,500 sq ft), a partial renovation (kitchen, bath, flooring) ranges from $50,000 to $130,000, while a full-gut renovation often ranges from $150,000 to $400,000+. Luxury whole-home renovations in oceanfront or Intracoastal properties can exceed $450,000. We provide a detailed, itemized estimate during the consultation phase.
How long does a complete home remodel take in Hallandale Beach?
Timelines vary based on scope, size, and complexity. A whole-home renovation typically takes 6 to 12 months, depending on whether you’re adding square footage, upgrading systems, and the level of finish. For condo renovations, restricted work hours and freight elevator scheduling can extend timelines by 30–40%. We provide a detailed schedule during the planning phase and work to keep your project on track.
Do I need HOA approval for my renovation in Hallandale Beach?
Yes—in most cases. Hallandale Beach has a high prevalence of HOAs, particularly in communities like Golden Isles, Three Islands, and the oceanfront condo towers. HOA architectural review committee approval is a separate process from the city building permit—and both are required. Under Florida law, an HOA architectural review committee must follow open meeting laws, with any meeting properly noticed and open to homeowners. We work directly with your association to ensure all architectural rules and submission requirements are met.
How do I verify my contractor is properly licensed for work in Hallandale Beach?
All contractors working in Hallandale Beach must be registered with the city. Required documents include a current state license from the Department of Professional Regulation, Construction Industry Licensing Board, or a Broward County Certificate of Competency, along with a county occupational license and proof of active contractor’s liability insurance supplied directly from the insurance agent. You should verify state license through the Florida DBPR website (www.myfloridalicense.com). We provide all credentials and documentation upfront.
Additional Questions for Hallandale Beach Homeowners
Q1: What is the first step in a home remodel or renovation?
A: It starts with defining your goals, budget, and inspiration. For most structural changes in Hallandale Beach, you will need permits from the City of Hallandale Beach Building Division. As your general contractor, we handle all permit applications and ensure work meets the Florida Building Code.
Q2: What should I know about updating my home’s electrical system?
A: Modern homes demand dedicated circuits for appliances, ample GFCI-protected outlets, and proper lighting. All work must comply with the National Electrical Code (NFPA 70), which is adopted into Florida law. We ensure your new systems are both powerful and safe.
Q3: What are the best flooring options for a Hallandale Beach home?
A: The best choice balances durability, water resistance, and style. Popular options include porcelain tile, luxury vinyl plank (LVP), and engineered hardwood. We help you select materials that suit your coastal lifestyle and South Florida’s climate.

A: Choose EnergyStar-certified appliances and LED lighting. For plumbing, select WaterSense-labeled faucets and aerators. These choices reduce utility bills and are better for the environment.

Q10: Do I need a permit for impact windows in Hallandale Beach?
A: Yes. Installing or replacing impact windows in Hallandale Beach is considered structural work and requires a building permit. About Hallandale Beach, Florida
Hallandale Beach is an incorporated city in Broward County, Florida, located in the 33009 zip code. With a population of approximately 44,000 residents, it is the southernmost city in Broward County—a compact, four-square-mile community that offers residents an unmatched blend of coastal luxury, urban convenience, and small-city charm.
A City with Deep Roots
Hallandale Beach’s history dates to the late 1890s, when Swedish farmers settled the area. The community was laid out in 1898 and named for Luther Halland, a trading-post operator and worker for Henry Flagler’s Florida East Coast Railroad. The city was incorporated on May 14, 1927, becoming the eighth municipality in Broward County. In 1947, Hallandale was reincorporated as a city, and in 1999, the name was officially changed to Hallandale Beach to better reflect its coastal identity.
The community was badly damaged by a devastating hurricane in 1926, which, along with the collapse of the Florida real estate boom, inhibited growth for a time. It subsequently developed as a tourist and retirement center, and today it is known for its beaches, racetrack, and vibrant coastal lifestyle.
Three Different Cities in One Zip Code
Hallandale Beach is divided into distinct districts, each with its own character and lifestyle:
The Beach (east of A1A) – Oceanfront condo towers, the Beach Ball Water Tower at North City Beach Park, and easy walks to the sand. Two oceanfront city parks—South City Beach Park (playground, sand volleyball, bocce, pavilion) and North City Beach Park (home to the iconic Beach Ball Water Tower and the oceanfront restaurant ETARU)—plus four public beach access easements between the condo towers.
Three Islands – Intracoastal mid-rises, approximately 5,000 residents, and resort-style condo amenities. A peaceful neighborhood known for its waterfront homes and condos, with beautiful parks, tennis courts, and easy access to the beach.
Golden Isles – A 340-acre man-made island grid of waterfront single-family homes, developed in 1957. The community features canal-front properties with private docks and direct ocean access.
Diplomat Golf Estates – A gated, golf-course adjacent community.
West Hallandale – Older single-family neighborhoods, the Gulfstream Park complex with its racetrack, casino, and walkable Village, and the city’s diverse working population.
Iconic Landmarks & Attractions
Gulfstream Park – A premier Thoroughbred racing venue that opened in 1939 and hosts the annual Florida Derby, Pegasus World Cup, and Championship and Sunshine Meet Stakes. The sprawling complex features more than a dozen restaurants and bars, two dozen shops and art galleries, and a casino with two floors of slots and electronic table games. The Carousel Club is a 14,000-square-foot trackside entertainment venue with live entertainment, food trucks, and themed events.
The Big Easy Casino – Formerly Mardi Gras Casino and Hollywood Greyhound Track, featuring 700 slot machines, thirty poker tables, and the largest number of video poker games in the state.
Beach Ball Water Tower – A whimsical, 30-foot-tall water tower shaped like a giant beach ball at North City Beach Park. It’s one of Hallandale Beach’s most photographed landmarks and a beloved symbol of the city’s playful coastal spirit.
South City Beach Park – Offers easy and affordable beach-access parking, restrooms, outdoor showers, a children’s playground, and sand volleyball courts.
North City Beach Park – Home to the iconic Beach Ball Water Tower and the oceanfront restaurant ETARU, plus sand volleyball courts, restrooms, and outdoor showers.
Curci House (Villa Providence) – Built in 1924 by Frank and Rosina Curci, this Mediterranean-style villa was constructed of concrete-filled terra-cotta block walls with Dade pine floors and imported Cuban tile details. The most extraordinary feature was the array of imported Italian color glass imbedded in the exterior stucco finish. In 1926, when the Great Hurricane hit, dozens of nearby residents sought shelter with the family as their homes were damaged or destroyed—the Curci home stood strong, sustaining only minor damage. It was listed on the National Register of Historic Places in 2013.
Historic Hallandale Schoolhouse – Built in 1910, this is the oldest building in Broward County known to have been originally built as a schoolhouse. It has been preserved by the city and is open for tours on the third Saturday of each month.
Heritage Sites – The city is proud to be home to four Heritage sites and one historic site, including the Ebenezer Missionary Baptist Church (established 1909), the Greater Ward Chapel A.M.E. Church (established 1902), and St. Anne’s Episcopal Church (organized 1914 by Bahamians who brought their Anglican traditions to Florida).
Neighborhoods & Communities
Hallandale Beach has dozens of distinct communities. The eastern side of the city features oceanfront condo towers and beach access, the middle around Three Islands and Golden Isles offers Intracoastal living with man-made canals and waterfront single-family homes, and the western side around Gulfstream Park is more diverse, with older single-family neighborhoods and the city’s working population.
Key neighborhoods include:
The Beach – Oceanfront condo towers and beach access east of A1A.
Three Islands – Intracoastal mid-rises, approximately 5,000 residents, with resort-style condo amenities.
Golden Isles – A 340-acre man-made island grid of waterfront single-family homes, developed 1957.
Diplomat Golf Estates – A gated, golf-course adjacent community.
Gulfstream Park area – The racetrack, casino, and walkable Village complex.
Atlantic Shores, Atlantic Lawns, Boulevard Manors, Fashion Row, Tatem Woffords of Hallandale, Fairways Royale, Fairways Riviera North, Gateway North, Desoto Park, Hallandale Beach City Center – Additional established neighborhoods throughout the city.
Working with Local Regulations
Hallandale Beach has its own Building Division within the Department of Sustainable Development, and permits are required for all new construction, alterations, replacements, or removals of existing structures. All contractors must register with the city and provide a current state license or Broward County Certificate of Competency, county occupational license, and proof of active contractor’s liability insurance. For projects valued over $2,500, a certified original copy of the work scope is required, and permits require applications signed by contractors prior to issuance. The city has also adopted the Southeast Florida Regional Climate Compact’s sea-level rise projections and now designs capital projects to those standards—relevant for any new oceanfront or canal-front project.
The Climate Factor
Hallandale Beach’s subtropical climate—hot, humid, and hurricane-prone—shapes every renovation. Homes need materials that resist moisture, mold, and salt air. Impact-rated windows and doors are essential for both safety and insurance savings. Proper ventilation, energy-efficient HVAC systems, and durable surfaces are not luxuries; they are necessities for a home that will perform beautifully for decades. First Street rates roughly 99% of buildings in Hallandale Beach as having significant flood risk, making elevation and floodproofing considerations important for many renovation projects.
Hallandale Beach’s Unique Character
Hallandale Beach’s motto could well be “coastal living at its best.” The city combines small-town charm with vibrant coastal energy, offering residents the best of both worlds: a relaxed, beach-town atmosphere and easy access to the urban amenities of both Miami and Fort Lauderdale. With the ongoing redevelopment of the downtown corridor, the growth of the Village at Gulfstream Park, and the addition of new luxury oceanfront towers like the Aman-branded Oasis Hallandale and a 37-story Icon-branded project, Hallandale Beach is a city on the rise—and a wonderful place to call home.
Fab’s Construction & Remodeling brings this deep understanding of Hallandale Beach’s neighborhoods, architecture, and regulations to every project we undertake.
