Welcome to Davie: Where the Old West Meets South Florida
Welcome to Davie, one of the most distinctive and storied towns in Broward County, Florida, located in the 33312, 33314, 33317, 33324–33326, and 33328–33331 zip codes. Known across the state as Florida’s “Cowboy Town,” Davie was settled in 1909 and formally incorporated on November 16, 1925—making it one of Broward County’s oldest communities. With a population of approximately 110,000 residents, Davie has grown from an agricultural pioneer settlement into a thriving suburban town that stubbornly holds onto its western heritage, equestrian lifestyle, and open green spaces.
What makes Davie truly unique is its refusal to abandon its roots. While the rest of South Florida has paved over its farmland and replaced it with high-rises, Davie has preserved 1,800+ acres of open space and parks and maintains a 187+ mile trail system. The downtown corridor along Davie Road and Orange Drive is governed by a Western Theme Overlay District that requires new construction and renovations to feature Old West-style facades, arcades, and metal roofing—so you’ll see saloon-style storefronts, horse patrols by the Davie Police Department, and the Bergeron Rodeo Grounds, the largest rodeo arena east of the Mississippi River.
Davie’s housing stock is remarkably diverse. From the historic core around Davie Road to sprawling equestrian estates west of Flamingo Road, from established neighborhoods like Forest Ridge and Shenandoah to newer lakefront communities like Long Lake Ranches and Harmony Lakes, the town offers options for every lifestyle. Many homes here were built during the 1980s and 1990s and are now prime candidates for thoughtful renovation and modernization.
The same commitment to quality craftsmanship, regulatory expertise, and community-focused service that we bring to nearby Broward communities defines our work in Davie. For over 25 years, Fab’s Construction & Remodeling has been the trusted contractor for Davie homeowners, providing the masterful craftsmanship, reliable project management, and deep understanding of the town’s specific building requirements required for significant renovations and home enhancements.
We specialize in complete home remodeling Davie, kitchen remodeling Davie, and bathroom remodeling Davie—delivering comprehensive transformations that respect the character of your home and the unique rules of this one-of-a-kind town.

Why Davie Homeowners Choose Fab's Construction & Remodeling
Expertise in Davie & Broward County Codes: As an incorporated town in Broward County, Davie has its own Building Division with specific permit requirements, contractor registration protocols, and inspection processes. All contractors must register with the town through the Online Permitting System (OAS) and provide a State of Florida License or Broward County Certificate of Competency, liability insurance naming the Town of Davie as certificate holder, workers’ compensation coverage, and a business tax receipt. We are fully registered and have extensive experience navigating the town’s permitting system.
Western Theme Overlay District Expertise: If your property is located in Davie’s Western Theme Overlay District—centered on Southwest 64th Avenue (Davie Road) and stretching from State Road 84 to Stirling Road—your renovation must comply with the town’s 1981 Western theme ordinance. This requires building facades and exteriors made of wood, brick, pressed wood, or stucco scored to look like wood in an effort to look like the West of the 1800s. Business signs must be carved on wood and depict a western motif, and neon signs are prohibited. We understand these requirements and can help ensure your renovation meets the town’s unique architectural standards.
HOA & Architectural Review Experience: Many Davie properties are governed by homeowner associations that require architectural approval before any renovation begins. We work directly with your association to ensure all architectural rules and submission requirements are met before any work begins.
Craftsmanship for the Discerning Homeowner: Davie homeowners expect quality that lasts. Our team employs master tradespeople who deliver flawless cabinetry installation, precise tile work, and durable, beautiful finishes. From custom kitchen islands to elegant bathroom vanities, every detail is executed with care.
Streamlined, Stress-Free Process: We understand that a home renovation is a significant investment. Our project managers maintain clear communication, realistic timelines, and clean, organized worksites. We handle all permits, inspections, and coordination—so you can focus on enjoying the transformation.
Equestrian Property Experience: Davie’s western heritage means many homeowners keep horses on their properties, particularly in the areas west of Flamingo Road. We understand the unique needs of these properties—from barn construction and tack rooms to horse fencing and arena improvements—and can deliver renovations that serve both the home and the horses.
Comprehensive Services Under One Roof: From impact windows to flooring , we manage every trade, ensuring consistent quality and efficient project flow.

FAQs for Davie Homeowners
Do I need a permit to remodel my home in Davie?
Yes. The Town of Davie requires building permits for most construction, including new structures, additions, alterations, electrical, plumbing, mechanical, and roofing work. Per Chapter 1 of the Florida Building Code Sec. 105.1 and section 553.79 (1), Florida Statutes, any owner or contractor who desires to construct, enlarge, alter, repair, move, demolish, or change the occupancy of a building or structure must first make application to the building official and obtain the required permit. As your general contractor, Fab’s Construction & Remodeling handles the entire permitting process, ensuring your renovation is fully code-compliant.
How much does a complete home remodel cost in Davie?
Complete home remodel costs vary based on square footage, scope, and finishes. For a typical Davie home (1,800–3,000 sq ft), a partial renovation (kitchen, bath, flooring) ranges from $60,000 to $140,000, while a full-gut renovation often ranges from $180,000 to $400,000+. Luxury whole-home renovations can exceed $450,000. We provide a detailed, itemized estimate during the consultation phase.
How long does a complete home remodel take in Davie?
Timelines vary based on scope, size, and complexity. A whole-home renovation typically takes 6 to 12 months, depending on whether you’re adding square footage, upgrading systems, and the level of finish. We provide a detailed schedule during the planning phase and work to keep your project on track.
Do I need HOA approval for my renovation in Davie?
Yes—in many cases. Davie’s residential communities are frequently governed by HOAs with architectural review processes. You will likely need HOA or condo board approval before starting any renovation that affects the exterior or common elements. We work directly with your association to ensure all architectural rules and submission requirements are met.
What is the Western Theme Overlay District, and does it affect my renovation?
The Western Theme Overlay District is centered on Southwest 64th Avenue and stretches from State Road 84 to Stirling Road. If your property is located within this district, your renovation must comply with the town’s 1981 Western theme ordinance. This requires specific architectural details such as wood, brick, or stucco scored to look like wood; metal roofing; covered walkways or arcades along the street; and signage carved on wood with western motifs. We can help you navigate these requirements.
How do I verify my contractor is properly licensed for work in Davie?
All contractors working in Davie must be registered with the town through the Online Permitting System (OAS). Required documents include a State of Florida License or Broward County Certificate of Competency, liability insurance with the Town of Davie named as certificate holder, proof of workers’ compensation insurance, occupational license or business tax receipt, and a copy of the active Sunbiz.org document. You should verify state license through the Florida DBPR website (www.myfloridalicense.com). We provide all credentials and documentation upfront.
Additional Questions for Davie Homeowners
Q1: What is the first step in a home remodel or renovation?
A: It starts with defining your goals, budget, and inspiration. For most structural changes in Davie, you will need permits from the Town of Davie Building Division. As your general contractor, we handle all permit applications and ensure work meets the Florida Building Code.
Q2: What should I know about updating my home’s electrical system?
A: Modern homes demand dedicated circuits for appliances, ample GFCI-protected outlets, and proper lighting. All work must comply with the National Electrical Code (NFPA 70), which is adopted into Florida law. We ensure your new systems are both powerful and safe.
Q3: What are the best flooring options for a Davie home?
A: The best choice balances durability, water resistance, and style. Popular options include porcelain tile, luxury vinyl plank (LVP), and engineered hardwood. We help you select materials that suit your lifestyle and South Florida’s climate.
Q4: How can I make my home more energy and water-efficient?
A: Choose EnergyStar-certified appliances and LED lighting. For plumbing, select WaterSense-labeled faucets and aerators. These choices reduce utility bills and are better for the environment.
Q5: How do I ensure quality craftsmanship and design?
A: Work with a licensed, insured contractor and look for design that prioritizes workflow and functionality. Our 25+ years of experience bring best practices to life in your Davie home.
Q6: What areas of Davie do you serve?
A: We serve all of Davie, including Forest Ridge, Shenandoah, Ivanhoe, Hawkes Bluff, Alpine Woods, Crossbow, Orange Tree Homes, Long Lake Ranches, Harmony Lakes, The Village at Harmony Lake, Rolling Hills Golf and Tennis, Lake Pine Village, Pine Island Ridge, Valencia Village, Hiatus Isles, Playland Village, Rexmere Village, Fern Crest Village, and the neighborhoods near the Nova Southeastern University campus.
Q7: Do you offer financing for large projects?
A: Yes. We offer flexible financing options and can provide referrals to trusted lenders who specialize in home renovation loans. Many homeowners also use home equity lines of credit (HELOC) or cash-out refinancing.
Q8: Can you help with equestrian property features?
A: Yes. Davie’s western heritage and equestrian tradition mean many homeowners keep horses on their properties. We can install horse fencing, barns, tack rooms, arena improvements, and other equestrian features while complying with town codes and HOA guidelines.
Q9: What are the most valuable renovations for Davie properties?
A: Based on our experience, high-value improvements include kitchen and bathroom remodels, open-concept layouts, energy-efficient impact windows and doors, custom millwork, and outdoor living spaces. For equestrian properties, barns and arena improvements are also valuable. These upgrades significantly enhance both livability and resale value.

About Davie, Florida
Davie is an incorporated town in Broward County, Florida, located in the 33312, 33314, 33317, 33324–33326, and 33328–33331 zip codes. With a population of approximately 110,000 residents, it is one of Broward County’s most distinctive communities—a town that has carefully preserved its western heritage, equestrian lifestyle, and open green spaces while growing into a thriving suburban community.
A Town Built on Agriculture and Cowboys
Davie’s history reads like a Florida frontier story. The area was originally known as Zona, a name that persisted until 1916 when residents renamed the settlement Davie in honor of Robert Davie, a landowner who donated the land for the first school. The first permanent school in the Everglades—the Old Davie School—was built in 1918 and remains the oldest existing school building in Broward County.
Davie was officially incorporated on November 16, 1925, but was subsequently dissolved when local residents failed to adopt the necessary taxing powers. The devastating hurricane of 1926 caused massive flooding and destroyed much of the area. Settlers rebuilt and again had homes, productive farms, a school, a church, and a general store with a dock and icehouse. Over the next three decades, Davie developed mainly as an agricultural community known for its orange groves, vegetables, cattle farms, sod farms, horses, and rodeo.
The Davie Rodeo Arena (now the Bergeron Rodeo Grounds) was established in the 1940s. During World War II (1942–1945), Davie was home to the Navy’s flight training base at Forman Field. In 1961, the Town of Davie was reincorporated and largely remained an agricultural community. In 1963, the Junior College of Broward County (now Broward College) opened in Davie.
The Western Theme: Davie’s Signature Identity
In the early 1980s, Davie adopted its iconic Western Theme Overlay District, requiring all housing and businesses in the downtown area to have a traditional Old West facade. The rules require building facades and exteriors to be made of wood, bricks, pressed wood, or stucco scored to look like wood, in an effort to look like the West of the 1800s. Business signs must be carved on wood and depict a western motif, and neon signs are prohibited. The district is centered on Southwest 64th Avenue (Davie Road) and stretches from State Road 84 to Stirling Road.
Today, walking around downtown Davie is an eye-opener for the uninitiated. There are old-style saloon buildings on nearly every corner and policemen patrolling the area on horseback. The Bergeron Rodeo Grounds, founded in the early 1940s, have served as one of Davie’s main tourist attractions for more than 40 years and host over 200 Professional Rodeo Cowboys Association (PRCA) rodeos since the 1980s.
Iconic Landmarks & Attractions
Bergeron Rodeo Grounds – The largest rodeo arena east of the Mississippi River, hosting PRCA rodeos, concerts, monster truck shows, horse shows, and specialty events since the 1940s.
Flamingo Gardens – Established in 1927 by Floyd and Jane Wray as a citrus grove, this 60-acre botanical garden and Everglades Wildlife Sanctuary features 3,000+ rare and exotic plants, the largest collection of Florida native wildlife in the state, and the historic 1930s Wray Home Museum.
Old Davie School Historical Museum – Built in 1918, this was the first permanent school in the reclaimed lands of the Everglades and is now Broward County’s oldest existing school building. It served as a Town Hall, Broward County School Board office, dance hall, and more, and is listed on the National Register of Historic Places.
Tree Tops Park – A 255-acre park offering boardwalk trails through restored freshwater marsh, a viewing tower, horseback riding, and paddleboat rentals.
Long Key Natural Area & Nature Center – A 165-acre preserve encompassing some of the most significant archaeological, historical, and ecological resources in Broward County. The elevated oak hammock was part of a series of islands surrounded by Everglades marshes and served as a habitation site for the ancient Tequesta and Seminole Indians.
Davie’s Open Space Program – Davie’s Open Space initiative, which began in 1987–1988, implemented the State’s first open space preservation program, acquiring considerable parks, trails, and open space areas. A second land preservation wave began in 2006 with the issuance of $25 million open space bonds.
Nova Southeastern University (NSU) – The South Florida Education Center (SFEC) in Davie is the largest higher education center in the State, home to NSU and satellites of five other universities or colleges, including Broward College, Florida Atlantic University, the University of Florida, and McFatter Technical College.
Neighborhoods & Communities
Davie’s neighborhoods reflect its diverse character—from equestrian estates to family-friendly subdivisions:

Working with Local Regulations
Davie has its own Building Division, and permits are required for all new construction, alterations, replacements, or removals of existing structures. The town regulates development within the natural floodplains through the development review process, and building and engineering permits are required prior to construction, filling, or otherwise altering the natural elevations of a site. Elevation certificates are required as part of the permitting process for all newly constructed or substantially improved buildings in Davie. The town also requires contractors to register through the Online Permitting System (OAS) with proof of state license or Broward County Certificate of Competency, liability insurance naming the Town of Davie as certificate holder, workers’ compensation coverage, and business tax receipt.
The Climate Factor
Davie’s subtropical climate—hot, humid, and hurricane-prone—shapes every renovation. Homes need materials that resist moisture, mold, and salt air. Impact-rated windows and doors are essential for both safety and insurance savings. Proper ventilation, energy-efficient HVAC systems, and durable surfaces are not luxuries; they are necessities for a home that will perform beautifully for decades.
The Equestrian Lifestyle
One of the things that makes Davie truly unique is its equestrian heritage. Boasting a significant horse-owning population, Davie was once home to herds of cattle, and residents can still enjoy beautiful horse and bike trails nestled throughout town. The town maintains an extensive trail system, and the equestrian lifestyle remains a longtime Davie tradition and part of its charm. Prize racing and jumping horses are still bred here, and the town’s rodeo arena hosts a variety of equestrian events throughout the year.
Fab’s Construction & Remodeling brings this deep understanding of Davie’s neighborhoods, architecture, and regulations to every project we undertake.
