Welcome to Coral Springs: A Master-Planned City with Small-Town Heart
Welcome to Coral Springs, a beautifully master-planned city in northwest Broward County, Florida, located in the 33065, 33067, 33071, 33073, 33075, 33076, and 33077 zip codes. Known for its meticulously maintained neighborhoods, top-rated schools, and family-first atmosphere, Coral Springs is one of South Florida’s most desirable places to call home—approximately 20 miles northwest of Fort Lauderdale and part of the greater South Florida metropolitan area.
Chartered on July 10, 1963, Coral Springs was developed as a planned community by Coral Ridge Properties, a division of Westinghouse. The city’s name derives from the developer’s name, and its distinctive atmosphere—clean, consistent, and family-oriented—is the result of stringent codes designed to maintain the city’s aesthetic appeal. Unlike many South Florida cities that grew organically, Coral Springs was drawn before it was built, which is why it works as a set of named communities hung off a small number of arterials rather than a sprawling grid.
Today, Coral Springs is home to approximately 134,000 residents. The city is effectively built out, meaning inventory comes from resale rather than new subdivisions—and homeowners here tend to invest in their properties for the long term. That’s why renovations, additions, and complete home remodeling are so common in neighborhoods like Eagle Trace, Heron Bay, The Isles, Wyndham Lakes, Ramblewood, and Turtle Run.
The same commitment to quality craftsmanship, regulatory expertise, and community-focused service that we bring to nearby Broward communities defines our work in Coral Springs. For over 25 years, Fab’s Construction & Remodeling has been the trusted contractor for Coral Springs homeowners, providing the masterful craftsmanship, reliable project management, and deep understanding of the city’s specific building requirements required for significant renovations and home enhancements.
We specialize in complete home remodeling Coral Springs, kitchen remodeling Coral Springs, and bathroom remodeling Coral Springs—delivering comprehensive transformations that respect the character of your home and the rules of your community.

Why Coral Springs Homeowners Choose Fab's Construction & Remodeling
Expertise in Coral Springs & Broward County Codes: As an incorporated city in Broward County, Coral Springs has its own Building Department with specific permit requirements and inspection processes. Effective January 1, 2026, the Building Department no longer processes paper permits—all permits must be submitted electronically through the eTRAKiT system. We have extensive experience navigating this digital permitting system, ensuring all documentation is complete and professional.
HOA & Architectural Review Experience: Most Coral Springs properties are governed by two layers of rules: the city’s community appearance standards and the individual association’s architectural review committee (ARC). Broward County HOAs routinely require ARC approval before exterior changes including paint, roofing, fences, pools, and hurricane shutters. We work directly with your association to ensure all architectural rules and submission requirements are met before any work begins.
Craftsmanship for the Discerning Homeowner: Coral Springs homeowners expect quality that lasts. Our team employs master tradespeople who deliver flawless cabinetry installation, precise tile work, and durable, beautiful finishes. From custom kitchen islands to elegant bathroom vanities, every detail is executed with care.
Streamlined, Stress-Free Process: We understand that a home renovation is a significant investment. Our project managers maintain clear communication, realistic timelines, and clean, organized worksites. We handle all permits, inspections, and coordination—so you can focus on enjoying the transformation.
Family-Focused, Community-Minded Service: Coral Springs is a family-first city with top-rated schools, an extensive parks system, and a genuine sense of community. We treat every project with respect for the neighborhood, maintaining clean worksites and minimizing disruption to your family and neighbors.

We interviewed Fab for our commercial pool reconditioning. Not only did he explain every step of the way, including when he was going to start and finish, he sent pictures and videos daily of the progress. His crew showed up right on time every day, it didn't matter if it was raining or not, they were there! They did an excellent job! I'd highly recommend them for any pool reconditioning. But considering his promptness, professionalism and his pricing, I'll definitely be hiring him for construction projects! FAQs for Coral Springs Homeowners
Do I need a permit to remodel my home in Coral Springs?
Yes. The City of Coral Springs requires building permits for most construction, including new structures, additions, alterations, electrical, plumbing, mechanical, and roofing work. Note that Florida law provides a limited permit exemption for certain work under $7,500 on a single-family dwelling, but it does not apply to electrical, plumbing, structural, mechanical, or gas work—and it does not apply to flood hazard areas. As your general contractor, Fab’s Construction & Remodeling handles the entire permitting process, ensuring your renovation is fully code-compliant.
How much does a complete home remodel cost in Coral Springs?
Complete home remodel costs vary based on square footage, scope, and finishes. For a typical Coral Springs home (1,800–2,800 sq ft), a partial renovation (kitchen, bath, flooring) ranges from $60,000 to $130,000, while a full-gut renovation often ranges from $175,000 to $400,000+. Luxury whole-home renovations can exceed $450,000. We provide a detailed, itemized estimate during the consultation phase.
How long does a complete home remodel take in Coral Springs?
Timelines vary based on scope, size, and complexity. A whole-home renovation typically takes 6 to 12 months, depending on whether you’re adding square footage, upgrading systems, and the level of finish. We provide a detailed schedule during the planning phase and work to keep your project on track.
Do I need HOA approval for my renovation in Coral Springs?
Yes—in most cases. Coral Springs is a planned community where HOA architectural review board (ARB) approval is required in most subdivisions before the city building permit application can be submitted. HOA ARB timelines for additions typically run 30–60 days. We work directly with your association to ensure all architectural rules and submission requirements are met.
How do I verify my contractor is properly licensed for work in Coral Springs?
All contractors working in Coral Springs must be licensed and registered with the City and Broward County. You should verify state license through the Florida DBPR website (www.myfloridalicense.com) and confirm the contractor is registered with the City of Coral Springs Building Department. We provide all credentials and documentation upfront.
Additional Questions for Coral Springs Homeowners
Q1: What is the first step in a home remodel or renovation?
A: It starts with defining your goals, budget, and inspiration. For most structural changes in Coral Springs, you will need permits from the City of Coral Springs Building Department. As your general contractor, we handle all permit applications and ensure work meets the Florida Building Code.
Q2: What should I know about updating my home’s electrical system?
A: Modern homes demand dedicated circuits for appliances, ample GFCI-protected outlets, and proper lighting. All work must comply with the National Electrical Code (NFPA 70), which is adopted into Florida law. We ensure your new systems are both powerful and safe.
Q3: What are the best flooring options for a Coral Springs home?
A: The best choice balances durability, water resistance, and style. Popular options include porcelain tile, luxury vinyl plank (LVP), and engineered hardwood. We help you select materials that suit your lifestyle and South Florida’s climate.
Q4: How can I make my home more energy and water-efficient?
A: Choose EnergyStar-certified appliances and LED lighting. For plumbing, select WaterSense-labeled faucets and aerators. These choices reduce utility bills and are better for the environment.
Q5: How do I ensure quality craftsmanship and design?
A: Work with a licensed, insured contractor and look for design that prioritizes workflow and functionality. Our 25+ years of experience bring best practices to life in your Coral Springs home.
Q6: What areas of Coral Springs do you serve?
A: We serve all of Coral Springs, including Eagle Trace, Heron Bay, The Isles, Turtle Run, Wyndham Lakes, Maplewood Isle, Ramblewood, Kensington, Coral Creek, Westchester, Country Club, Whispering Woods, and the neighborhoods near Riverside Drive.
Q7: Do you offer financing for large projects?
A: Yes. We offer flexible financing options and can provide referrals to trusted lenders who specialize in home renovation loans. Many homeowners also use home equity lines of credit (HELOC) or cash-out refinancing.

About Coral Springs, Florida
About Coral Springs, Florida
Coral Springs is an incorporated city in northwest Broward County, Florida, located in the 33065, 33067, 33071, 33073, 33075, 33076, and 33077 zip codes. With a population of approximately 134,000 residents, it is one of Broward County’s most family-friendly communities, known for its master-planned layout, top-rated schools, extensive parks, and genuine small-town feel.
A City Planned Before It Was Built
Coral Springs is a planned community. Prior to its incorporation as a city in July 1963, the area that is now Coral Springs was part of 20,000 acres of marshy lands bought by Henry Lyons between 1911 and 1939. After several floods in 1947, Florida created the Central and Southern Florida Flood Control District, and canals and levees drained much of the area. After the land was drained and cleared, most of the area was used as a bean farm, and after Lyons’ death in 1952, his heirs changed the focus to cattle.
A post-World War II real estate boom in South Florida attracted the interest of developers. Coral Ridge Properties bought 3,869 acres of land from the Lyons family on December 14, 1961. The city was chartered on July 10, 1963, and grew rapidly during the 1970s, 1980s, and 1990s, adding over 35,000 residents each decade.
The Covered Bridge: Coral Springs’ Iconic Landmark
The Coral Springs Historic Covered Bridge is the only place you can visit today that has been preserved to look exactly as it did in 1964. Built by Coral Ridge Properties as the entrance to the new city, the bridge was a colonial-style landmark designed to demonstrate the future style of Coral Springs—”A City in the Country”. Designed by George Hodapp, it was the first structure built in the City of Coral Springs. The 40-foot bridge crosses NW 95th Avenue just south of Wiles Road and now holds a Florida Heritage Site Marker.
Iconic Landmarks & Attractions
Museum of Coral Springs History – Located in a small white building next to the Mullins Pool at Mullins Park, the museum highlights the efforts of Coral Ridge Properties and the early history of Coral Springs, featuring salvaged items from historic buildings and a custom interactive touchscreen display.
Coral Springs Center for the Arts – The city’s premier cultural venue, offering performances, art exhibitions, and community events.
Mullins Park – A central gathering place featuring the Museum of History, the Coral Springs Center for the Arts, and recreational facilities.
Tall Cypress Natural Area – A 66-acre natural area with a boardwalk through lush habitats, offering a peaceful escape in the middle of the city.
Sawgrass Nature Center & Wildlife Hospital – A local nonprofit offering educational programs and wildlife rehabilitation.
Coral Springs Aquatic Complex – A premier facility featuring competitive pools and recreational swimming.
Neighborhoods & Communities
Coral Springs is organized as a set of named communities hung off a small number of arterials—University Drive and Coral Ridge Drive run north to south, Sample Road and Atlantic Boulevard run east to west, and the Sawgrass Expressway forms the western and northern edge.
Key neighborhoods include:
Eagle Trace – A golf community with larger houses and its own club structure.
Heron Bay – The large gated community on the north end with 30-plus sub-neighborhoods, Audubon-certified golf, and direct Sawgrass Expressway access.
The Isles – Lake-oriented single-family housing.
Turtle Run – Lake-oriented single-family neighborhood with park enhancements including pickleball courts.
Wyndham Lakes – Spacious homes at strong value with lake-oriented single-family options.
Maplewood Isle – Lake-oriented single-family housing.
Ramblewood – Older central neighborhoods with townhouse and villa product that first-time buyers look at.
Kensington – Spacious estates and community spirit.
Westchester – Known for high-quality schools and family-oriented atmosphere.
Coral Creek, Country Club, Whispering Woods – Additional established neighborhoods throughout the city.
Working with Local Regulations
Coral Springs has its own Building Department, and permits are required for all new construction, alterations, replacements, or removals of existing structures. The city has established architectural review guidelines that promote superior design standards. Additionally, most subdivisions require HOA architectural review board (ARB) approval before the city building permit application can be submitted. Our team is fully registered and experienced with the city’s eTRAKiT permitting system, ensuring your project moves through the approval process efficiently.
The Climate Factor
Coral Springs’ subtropical climate—hot, humid, and hurricane-prone—shapes every renovation. Homes need materials that resist moisture, mold, and salt air. Impact-rated windows and doors are essential for both safety and insurance savings. Proper ventilation, energy-efficient HVAC systems, and durable surfaces are not luxuries; they are necessities for a home that will perform beautifully for decades.
Fab’s Construction & Remodeling brings this deep understanding of Coral Springs’ neighborhoods, architecture, and regulations to every project we undertake. Whether you’re in a golf-course estate in Eagle Trace, a lake-oriented home in Wyndham Lakes, or a townhome in Ramblewood, we are your trusted general contractor—committed to quality, transparency, and your complete satisfaction.
